Who We Are?

AllProperty Home Inspections was created to provide homeowners and buyers in Cascais and the greater Lisbon area with a trustworthy, detail-focused, and highly professional inspection service. Our work is built on technical understanding, practical experience, and a genuine passion for identifying faults, hidden issues, and the subtle signs that reveal how a property has been built and how it behaves over time.

Founded by Jeff Zive, a South African-born inspection specialist, AllProperty draws on years of hands-on experience in building diagnostics, structural behaviour, waterproofing analysis, and property condition assessments. Before moving to Portugal in 2022, Jeff owned and operated a construction and waterproofing company in Cape Town, a city known for exceptionally high building standards. Working in an environment with strong coastal winds, changing weather, and humidity levels similar to Cascais helped develop an acute understanding of how materials respond to climate, how moisture moves through a structure, and how small defects can turn into costly problems if not identified early.

After relocating to Portugal, Jeff developed a deep understanding of the unique challenges found in Portuguese homes, from coastal conditions in Cascais to common moisture concerns, insulation issues, and ageing infrastructure. His passion for fault-finding, building behaviour, and understanding long-term construction performance is what drives AllProperty’s commitment to quality.

QUESTION: How long does a full home inspection take?
ANSWER: Most complete inspections take between 2 and 3 hours, depending on the size, condition, and complexity of the property.

QUESTION: Do you inspect apartments as well as houses?
ANSWER: Yes. We inspect houses, villas, townhouses, and apartments, including all accessible interior and exterior areas.

QUESTION: Will I receive a written report?
ANSWER: Yes. Every inspection includes a detailed digital report with photographs, findings and relevant readings or thermal images where applicable.

QUESTION: Do you use thermal imaging during inspections?
ANSWER: Yes. Where appropriate, thermal imaging can help identify temperature anomalies, possible moisture patterns, insulation irregularities and electrical hotspots that may not be visible to the naked eye.

ANSWER: No. Inspections are non-invasive. We do not remove fixtures, open walls, dismantle components or disturb finished surfaces.
